Has the responsibility and commensurate authority for the operations and management of St. Luke's Health Network Facilities as assigned with senior management oversight, the property manager Develops and Implements policies, procedures and programs that provide a well managed, maintained and efficient facility. Duties shall include facility operations, construction management, fiscal budgeting and tenant/customer satisfaction.

Minimum Education:

  • Bachelor’s Degree

Minimum years in field previous to employment:

  • Bachelor's Degree OR seven (7) years equivalent property management experience

Preferred years in field previous to employment:

  • Exposure to real estate law and familiarity with risk management.

  • Ability to manage and be accountable for mechanical, electrical, and architectural responsibility

  • Prior experience or knowledge of tenant construction.

  • Excellent inter-personal skills.

  • Excellent written and verbal communication skills.

  • Prior experience in managing professional, clerical, and engineering personnel.

  • The ability to work independently with little supervision.

  • The ability to analyze data to derive the most efficient solution.

  • A thorough understanding of budgeting, financial reporting, and variance analysis.

  • Medical real estate property management experience required

Position Responsibilities

  1. Provide for the administration of all activities related to the physical operation of the assigned properties, including operations, engineering, cleaning, repair, remodeling, parking, security, and landscaping.

  2. Manage the day-to-day facility management fiscal activities of the assigned properties, including bookkeeping, operations analysis and budget management.

  3. Provide information and direct input on major fiscal activities, including business planning, budget preparation and financial planning.

  4. Manage all aspects of the lease administration from lessee and/or lesser perspective including rent roll maintenance, preparation/execution of all lease and related documents and lease provisions compliance.

  5. Human resource responsibilities for personnel reporting to the property manager include recruiting, training/development, evaluation and salary administration.

  6. Develop and maintain positive tenant/customer relations.

  7. At the direction of the senior management develop, implement, and maintain a marketing strategy for both current and prospective tenants.

  8. Represent St. Luke's Hospital in selected business, community and industry organizations and groups.

  9. Interface with applicable CHI St. Luke's Hospital departments as required to facilitate JCAHO compliance, life safety standards, and special St. Luke's Hospital programs.
